Yes. Being self-employed (ZZP) or a small business owner does not automatically disqualify you from getting a mortgage. The process is more involved than for salaried employees, because lenders need to assess your business income, profit history and future outlook. Domek specialises in mortgage applications for ZZP’ers and small business owners and knows which lenders are open to these buyers, sometimes even after the first year of business.
Not always. Some lenders will consider your application from the first year of self-employment, particularly if you have a strong professional background or a previous employment history in the same field. We know which banks are flexible on this and how to present your income in the most favourable way.
Usually, you will need annual financial statements (jaarrekeningen), income tax returns (IB aangifte) and a copy of your KvK registration. The exact requirements depend on the bank. We will tell you exactly what to prepare before the first meeting, so there are no delays.
This is a challenging but not impossible situation. It depends on your income level, the size of the mortgage relative to the property value, and which lender we approach. We give you an honest assessment and will not waste your time if the timing is not right — but often there is more possible than people expect.
Yes, though it requires careful preparation. We help you build the strongest possible application by selecting the right lender, preparing the right documents, and presenting your income history in context. Fluctuating income is common among self-employed people and many lenders understand this when it is presented correctly.
