What is a valuation report (taxatierapport) and why do I need it?

A valuation report (taxatierapport) is an independent appraisal of a home’s market value by a certified valuer, which lenders require to approve a mortgage. It confirms the property is worth enough to secure the loan and feeds into your loan-to-value (LTV), which influences your interest rate. A validated report (gevalideerd taxatierapport) is usually needed for the mortgage.
