When you sell, your existing mortgage is repaid from the sale proceeds at the notary, and any surplus (overwaarde) is paid out to you. If you are buying a new home, you may be able to take your interest rate with you through the portability option (meeneemregeling). If the sale does not cover the loan, the shortfall is a residual debt (restschuld).
