When you separate, you generally decide whether one partner takes over the home and mortgage (scheiding en hypotheek) or whether the property is sold and the equity (overwaarde) divided. Taking it over requires the lender to confirm that one income is enough to carry the mortgage, through release from joint liability (ontslag uit hoofdelijke aansprakelijkheid). Both the financial and legal sides need careful arranging.
