The WOZ value (WOZ-waarde) is the municipality’s annual assessment used for taxes, while the market value (marktwaarde) is what a buyer would actually pay today. The two often differ, because the WOZ is based on a set reference date and a more general method than a full appraisal. For a mortgage or sale, the market value from a valuation report counts.
