When buying an existing home you usually pay transfer tax (overdrachtsbelasting), while new-build homes are typically sold “vrij op naam” (VON) without it. A reduced rate or a first-time-buyer exemption (startersvrijstelling) may apply for younger buyers within a price limit that is set each year. Transfer tax is part of the buyer’s costs (kosten koper) paid from your own money.
