Yes. You do not have to wait for Open Huizen Dag to start looking for a home.

Our buying agents can search for properties that match your wishes and budget, arrange viewings and guide you during the visits. You can search for the right home throughout the year instead of depending on one open house day.

Yes, there is no nationality requirement to buy a house or apartment in the Netherlands, so foreigners, expats and labour migrants can all become homeowners. What matters for a mortgage is your income, your contract type and your residency status, which differ between EU and non-EU buyers and from one lender to another. Owning property here is open to non-residents too, although financing conditions are stricter.

Yes, in many cases. Some lenders are very open to internationals on temporary contracts, especially when the employer is reputable or well-known. We know which banks are the most flexible and will present your application in the strongest possible way.

Yes, you can buy out your partner (uitkopen) by paying them their share of the equity (overwaarde) and taking over the full mortgage, subject to the lender approving the new single-income mortgage. A valuation (taxatie) is usually needed to agree a fair value for the buy-out. Release from joint liability then removes your partner from the loan.

Yes. Being self-employed (ZZP) or a small business owner does not automatically disqualify you from getting a mortgage. The process is more involved than for salaried employees, because lenders need to assess your business income, profit history and future outlook. Domek specialises in mortgage applications for ZZP’ers and small business owners and knows which lenders are open to these buyers, sometimes even after the first year of business.

Yes, you generally need a Dutch bank account (with an IBAN) to pay the deposit, receive your mortgage and handle the monthly payments. You can usually open one once you have a BSN and proof of identity and address. Some banks offer English-language or newcomer accounts, which makes it easier shortly after you arrive.

Not necessarily. Many banks offer mortgages to people with a temporary residence permit, depending on your income, employer, and permit type. We know exactly which lenders are open to your situation and will match you with the right bank — so you don’t waste time applying to the wrong ones.
